@Bryan Stocklas  where are you buying the property as is? Were you using a real estate agent? And I think the letter from the lawyer is just blowing fake sunshine up your butt.

@Andrew Carlson if she’s on a month-to-month lease then you have the right to give her the time in the lease whether it’s 30 or 60 days to vacate. You can always ask for updated income paystubs Just be careful and don’t break any fair housing laws.

@Zachary Zimmermann wait 3-6 months when foreclosures will be coming in the market. This is the most competitive market for every type of property sale. Don’t overpay because you are stuck. Rent if you have to for 6-12 months.

@Jabbar Adesada The first thing you have to find out is the person getting the mortgage if that mortgage will allow you to be on the title and deed. If you are allowed you have to be on the contract for the purchase. If not you can have legal paperwork drawn up or when it is paid you can have yourself added to the deed and title for a couple hundred dollars. Every state is different and an example is Maryland and Pennsylvania all parties have to be on the contract in order to be on the deed and title however in Pennsylvania if people are not married and the loan will not allow the second person to be on the deed and title, when they get married the other person automatically becomes 50% owner of the house and if it were to be sold they would have to sign the closing documents. 

@James Thomas did you go through a title company? Did they pull the title and do a normal examination which goes back through the life of the deed and title? It sounds like she’s scamming you. At this point she is trespassing but because she’s been living there she can claim squatters rights and end up owning the house free and clear. You need to talk to an attorney immediately.

I am not aware of any meet ups in Gettysburg. I attend one in Frederick which is online right now. Look at the Meet Up app for other groups. Hopefully we will meet at one of them and help one another out. If you aren't paying cash and are doing owner occupancy you may be able to use FHA instead of Conventional with a higher down payment. It also depend on the condition of the property. Also make sure you know what the rents are in that area because they vary in each Borough/Township. I have a couple of friends who have several rental units in Gettysburg and said the rents are good and he has many professionals who stay for a good amount of time and pay on time.

@Mike Mitchell see if you can do a quit claim deed. That’s where you sign over the deed to the other party. As far as the taxes that could hold it up but I would check with a title company or lawyer.

You need to speak her language about some things she has done taking a risk and how it has worked out. When you do that she’ll start to understand what you are trying to do. Also have her read about it, do research and ask other people. Sometimes that neutral person is the most influential.. Everything in life has a risk we just don’t always think about that so don’t push her because she’ll be like a teenager and rebel. It will work out. 

@Shiloh Lundahl I’d take the 10,000 per month over the 1 million. Less taxes to pay right away and for the rest of my life it’s money coming in rather than just a one time thing which could go quickly. Also the $10,000 is already invested so that’s what I making off of it minus expenses, etc.

@Paul Kubin an agent should set you up on the MLS with your criteria and have it send you emails either ASAP or daily whether it be in the morning or the evening. Once you get those you can favorite properties and you can make notes that the agent can look at and respond to. There might be a question you have and they can get the information. My only advice is find an agent who knows about investments, knows the difference between four or less unit being residential and five or more being commercial. And find one who understands the process and knows the market because it's one thing to show properties as an agent but it's another thing to have all the information to understand the loan process or if it's a cash deal how quickly that can close. You want excellent guidance and information.
