@Maya Gorski every agent should take care of you no matter what. For sale by owner, the agent can call the owner and ask them if they will pay their commission. Many for sale by owners will do that. If you request information through Zillow and Realtor.com that request is considered a lead and it goes out to many agents and you should get a call from either one or a couple agents. Hopefully they will help you which is what they should do. If you go on the RedFin site and you request information, those agents are held to a different standard and will take care of you.

@Jake Ernst ask the agent you were working with if he can keep you on the MLS with the criteria that you're looking for. He can do it for different criteria so that you get different emails. You might want to also ask him if he has a newer agent in his office that he could use as a showing assistant to still help you. It's a difficult seller's market because and almost every property has multiple offers. I'm not sure which area you want to be in but I would definitely suggest to look in York and there's also a company there that renovates properties and put renters in them so when you buy it they will guarantee you rent for a full year. From what I have talked to different ones about it looks like the spring market will start to turn and possibly become a buyers market.  There are investors with large portfolios and they do sell properties however they don't go on the MLS and that has been a great resource for me. The meet up groups in Central PA and the York area has some of that information as well.

@Forrest Faulconer i’m a real estate agent and the problem is with the interest rate so low and some amazing loan programs there are more buyers than normal. There are also a lot of cash buyers. Many of us Realtors think that is going to change in the spring.

@Jacoby Atako everyone is different and investors have to start somewhere. All I ask is that my client has taken the time to educate themselves, understand the terminology, understand what they’re getting themselves into, whether they are going to get a loan and put down 20%, pay cash or get hard money. I don’t want to client that went to one of those seminars were they blew fake sunshine up their *** and make them believe that they can be an instant investor.

@Kate Koeller always remember this is a business, not a charity and good tenants are out there. You have to stand your ground and if you need to send them a highlighted copy of the lease showing the terms of breaking it. I think there’s more to the story than the walls being thin.

@Luke H. It’s simple it’s the law. It’s not something that you made up and they can check with landlord tenant affairs which is normally in every county. The thing I don’t think people understand is when you rent something you have to treat it as your own and take care of it. If something breaks, replace it. Sometimes I think renters need a class on what it is to be a renter, how to fix little things and sign something saying they understand their responsibility. Do you require that your renters have renters insurance? I think that should be mandatory everywhere.
