@Tyler Flagg Hey that was really good feedback! I haven't looked at the handbook yet, but I will. What you shared seems to be very flexible to what I wanna do and allows some room to workout the occupancy problem. Again, thanks for the digging I do appreciate it a lot!

@Albert Bui Yeah this might be a question for the lawyers. It's a tough spot, I'd hate to have to kick someone out but I also need the VA loan to be a player in this.

@Steve Yoo Thanks so much for the feedback! You're right, I'll have to do it in person, there is no better way. Since my initial post I came across a possible opportunity that would allow me to get into the remodeling business. This would be a great learning tool so hopefully I'll get it. Well said on the "if you never try it you'll never get it" line. Taking action is a difficult thing sometimes :) Thanks again for the input!

@Albert Bui Thanks so much for the feedback! It sounds like in your experience I'd have to bump somebody out to meet the VA requirements. Have you ever heard of there being some kind of extension or grace period when dealing with current tenants? Thanks again for the feedback.

Good evening to all, my question is about the VA loan with a multifamily. I know that I have to live there one year to use the VA loan but what if all the units are occupied at the time of purchase. Is there a window for when I have to occupy a unit or does being fully occupied make that property come off the table? Please help! Thanks :)
