@Ryan Jackson  - I'm looking for a multifamily and live in one of the units for more than the year. So I should be fine and it fits in perfectly with what I plan to do. Thanks for your input!

@Kirk Olson  - Thanks for your feedback, but let me ask you: So if I grab a multifamily, say for $200 and my max is $416 like Ryan said I would have $216 left for another investment property? Also just to be clear you got a 2.75 interest rate with nothing down? Thanks again for your help.

James and Ned thanks for the input! I'm new to this so any feedback helps a lot. I do appreciate the numbers and I'll be able to calculate more accurately which properties have the best chance for profit. Have a great day guys.

Good evening everyone, I was wondering if anyone out there could help me out. I'm trying to educate myself about remodeling homes but I can't find a school out there that offers these courses. Has home improvement become a OJT kind of thing? I was trying to couple this with regular work. If you know anything please feel free to comment. Thanks in advance for any advice you might give!

Hey thanks so much Dawn for the insight! Let me ask you another question. The repairs on a rental property are they not tax write offs? Would the tax breaks that come with income properties not bring down that percentage more than it would be raised? Thanks again Dawn!

Hey guys, I was wondering if anyone out there would help me with the 50% rule. I guess my question for you is in your experience has property expenses really been that high? Is that a common number that you've seen throughout your investing careers? Thanks in advance for any info/experience you can share. Thank you.
