Thank you guys so much for the responses. I've bought a single family already through the VA. Austin might be out of my price range for now just because I would need it to be a cash flow investment. But something down the line I'm def game for. Thanks again. Sorry for the late response. I'm full time student, work40 hours, 3kids a wife and I do the reserves. Good morning everyone, happy holidays. I have a question and I'm dying to find the answer. I keep hearing everyone talk about the1% rule and how it's important. But I'm looking at the Austin, Tx market for duplex/4 plex and there is nothing close and yet everything is selling. Now is it because the1% applies more to single family? Also perhaps they're coming in lower than asking but with how fast the properties are going I doubt the seller isn't getting asking price. Please help I'm just curious to know what you think. Thanks for the feedback guys. It is a 1 year owner occupy for the VA. Then I would like to move out and rent it. It might be better to sale tho. Can y'all give some examples of what numbers you run when you analyse a property for the purpose of buy and hold.

Happy holidays everyone! I recently bought a home through VA and would like some professional feedback if you think it's a good deal. I purchased it at $160,000, appraised at $167, 000. The PITI is $1015, will consider getting a home warranty that'll add $40 a month. A 3/2 in an area with low vacancy with rentals going from $1200 to $1300. If there's anything else you need let me know. Thanks in advance for any help.

Hey good afternoon BP. I have bought a 3/2 through the VA and will be renting after the 1 year owner occupy. But what I wanted to know is if I upgraded my appliances in the kitchen can that raise rent? i.e. 50$ 100$ Current appliances are older and white. I was thinking stainless steel ( fridge, stove, dishwasher and microwave) Thanks in advance.
