Start here:   Beginners Guide

There's a lot of good info there, start by becoming more informed and you'll get more out of the site. Real estate isn't easy, don't be fooled by the TV shows and marketing hype. Good luck.

1. When your rental income matches or exceeds your W-2 income

2. When you legitimately find yourself missing opportunities because of your W-2 job

3. When you can afford to not have a paycheck for 3-12 months and it not bring your entire house of cards down

I've been full-time for 2yrs but I live in a duplex, have no debt except student loans, and spent years honing my craft at living below the poverty so can easily survive leaner times if they occur.

finding cash buyers is easy, finding worthy deals is the more difficult part

There are contracts in the file place you can use. You don't need the formal contract agents use in TN, I've purchased through a wholesaler with a basic contract that stated "wholesaler and/or assigned to"(may not ve ecavt verbage" and had no issues. I'm no lawyer though, just my experience.

@Aaron Mazzrillo I like the idea of having the properties I have for sale and lease on the same page as well which was my original intentions. Things to think about, guess we'll get into it a little more when we meet for lunch this week

I grew-up in Maryville actually, great place to raise a family and absolutely beautiful. I'm up in the valley myself now but Knoxville is very convenient to there as well. I'd be happy to discuss local investing and if you need any references to help make your move into knoxville easier just send me a PM.

As James stated you're going to reduce your tenant pool. It's uncommon here to collect last months rent as well. We take first months pro-rated rent, a security deposit equal to 1 months rent, and any pet fees fi applicable. This can get up to $1800 which is a lot of money to lay down in cash for most people. I think having stricter qualification guidelines will be more effective at getting good tenants that pay than financial requirements. just my .02 cents
