@Aaron Mazzrillo thanks for the response, you've got some points. My thought behind one brand over all divisions is that it would convey legitimacy. If a seller goes to my one site and see I have houses currently for rent, can look at pictures of properties I've sold or have for sale it would make me and my company more legitimate and tangible to them. Not just another company with generic photos and minimal information other than "CONTACT US, WE'LL BUY YOUR HOUSE" solicitations.

I am finally getting around to putting up a website. Initially, I figured I'd have one website that would cover my rentals, home buying, and houses we have for sell. After research I am looking at LP and Carrot to keep it easy and quick for me but they're both set-up to have different pages for buyers and then rentals/sells. Through research here on the BP forums I've also seen a few people say it's best to keep your buyer site separate from your other sites. I wanted to get some more opinions on how people set-up their sites, do you have multiple websites for your business and if so why? How do you brand and market your business as one entity with multiple sites? For example, do you put multiple websites on your business card, google, facebook, etc? I'd like to build and market just one brand and K.I.S.S.

unless you've got tall ceilings laying a new floor isn't going to be an option . Even then you're going to face other issues. Dealing with plumbing in slabs is a mess, just make sure your budget accounts for the extra work involved for demo and then repouring the concrete.

check-out xero. I use an accountant but this is the program we use. It comes with an app, I the pic of the receipt with my phone, enter the details and rag it to the appropriate project. Quick and easy.

What do they mean by up to code? Has everything been updated or replaced to bring it to modern code or do they meet code because it's grandfathered in?

I manage my own rentals but Tenants choice, asset reality mgmt., and Wallace and Wallace are some of the more popular mgmt companies around so I'd start there until you've got some foot soldiers. I've met the owner of tenants choice a couple of times and got a good impression but haven't used them so can't provide a solid reference.
