Arlan Volquez what do you mean by going to hurt me if we take it to court?  Please elaborate ...

Long story short.  I recently closed on my first home in RI through RI Housing first time homebuyer program.  The 2 family residence was sold fully occupied with tenants.  

I sent a timely termination letter to one of the tenants.  I am told by this tenant, "NO" & is intending to fight me in court.

Is this right for a month to month tenant to do?  I can't move into my home?

Any RI housing attorneys on this to give me some advice?

im going to ahead & start the credit union route.  it just sucks being on the road and trying to get someone on the phone.  in the meantime, i would like to reach out to those brokers you mentioned to see for myself.

yeah, thats the problem.  i started last march to current.  my pay is calculated by the cents per mile when i run a load loaded & empty.  

i went through this 1st time homebuyer program with RI Housing & prime lender in RI.  attempting to go through my credit union in boston.

looking to purchase a 2 or 3 fam in providence or pawtucket ...

I am a OTR trucker currently out of NY for over a yr now. Before going over the road, I gave up my studio apt & sold my car, leaving me with practically no debt. Currently looking to relocate & work locally in the RI area.

Credit is in the 760 area. Have a good amount saved up. No debt. Good verified income. I feel very ready.

Went through 2 different lenders. Both told me because I get paid by the miles & not by the hour, can't verify my income to determine what I can be approved for. I submitted my weekly paychecks since March to now, showing no pay under $800. I am told to come back after the upcoming tax season to possibly determine a approval. This can't be real.

What are my options in this particular situation? Any suggestions/tips?

Good day,

I am a soon to be a first time homebuyer of a multi family. I have noticed from just browsing online, homes selling with tenants already residing.  I plan on being a owner occupant.  

What are the pros & cons of purchasing a multi family with existing tenants?  Any tips on going about this process?

My concern is how will I know the exact condition of the apartments for any damages, problems, etc?

One more thing.  In you guys opinion, do you think it would be too soon to make official contact with a agent or better off establishing that relationship sooner than later?

Also, since I will be in the area next wknd for the homebuyer class, how do you guys go about scoping each area/neighborhood to see if its a good location for me?  What is your process before you say, yes; this the one?
