Hello Bp, I have been listening to a few podcasts about selling whole sale deals to hedge funds. I just don't know where to start looking for them. I have found a few places to cold call and maybe find some. If anyone has a hedge fund that they use or a creative way to find hedge fund buyers please let me know!

I like to door knock a few days before around 5pm and I just implemented a qr code that gives them access to a form that will enter them into a giveaway of 25 dollars. I had a lender pair up with me and he buys the gift card and I give him the information. It is a fun way to get information instead of a sign in sheet!

Hey Timothy, I am located in kcmo and will warn you that short term rentals did just get banned if you want to start a new one. If you already had a permit with the city then you're good. With that being said after June 5th (the day the short terms can no longer operate without a license) I would expect a huge increase in midterm rentals. My guess is that almost everyone will have their furnished short terms without permits turned into mid terms. There is a high demand but, this might make supply a little higher and mess with pricing I would wait until July to see how prices settle. There are some lawyers that are suing the state, but I would plan on that taking over a year. If you have any other questions just shoot me a message!

Hello Bigger Pockets,  I am trying to learn more about novate / novation and can hardly find anything. I currently have a property I am touring Sunday to put under contract and I think novating it is the best idea. If you have any good books, podcasts, courses, or websites please let me know!
