Finding buyers for STR

Hello Bigger Pockets! I have an off market Short Term Rental that is furnished and it is projected to generate over 75,000 this year. I wanted to see if anyone has any creative ideas for finding a buyer other than MLS and Facebook investing groups before it goes live. If you have any ideas please let me know and thank you in advance!

Zillow is free and how I sell my flips.

Projected sales are not as good as proven. Also a house is only worth what the comps say it is worth.

You might be able to get more than it is worth if you find a cash buyer willing to pay a premium.
