You could try some sort of lease option set up.

By the way, my family used to have a placed in Maggie Valley--its a beautiful area!

We have a fire pit at one of our properties in the mountains. 

Its a very inexpensive way to improve the property and give it something special.

We haven't had any issues with liability issues. 

@Dustin Sanders, small world. I own Short term rentals and a hotel in Helen. 

From what I've seen and heard from fellow property owners, the higher end properties, have experienced a little downturn, but that's normal for the winter months.

Things are already getting cranked up with the warming weather. 

Would be nice to see before/after pictures.

I'd listen to the podcasts and get as much information as possible.
Its must easier to enter the real estate game once you know the lingo.

@Jaron Walling, We're all in the same boat of difficulty in finding deals right now. But they're out there. There is no silver bullet. Some of my properties come from mailings and others from driving for dollars...You never know. I'm finishing up a flip in the mountains of North Georgia that was purchased the day before foreclosure auction. You can imagine how much the owner wanted to make the deal work.

Advice for negotiating with sellers: There are good books out there for negotiating, but I just try to be myself. You're not going to convince someone into owner financing with some fancy NLP if they don't want to.

But owner financing could be exactly what some one else wants. Regardless, in every owner I speak with, I ask if they'd be interested in holding the paper. You just never know.

Speak to him about doing lease option purchase on a 12 month note.

Then go refinance with a regular bank and use the equity. 

You really only need Airbnb and VRBO which can be synchronized. 

No more texts...I'd visit the property personally and speak with her.

For not renewing lease, I'm not sure where you live, but certified mail, a certain period of time before the the end date of the lease is necessary to terminate lease.

You can always find the info on your state in the government records online, but if still in doubt, it may be worth contacting a local attorney.
