I have 12 Airbnbs an 7 long-terms.

Make sure when youre constructing how you want your life to be that you don't change the 9-5 for a full-time job managing Airbnbs.

Airbnbs are much more hands on than my long-term rentals. 

Good to know.

And kind of surprising this didn't happen before.

This is a fun one...

I purchased a property in North Georgia for 165k, fixed up and sold for 399k the same year. 

Then I had a lease Option purchasing some STR cabins up here and I exercised my option to purchase and used the 1031 money plus cash to purchase with cash.

Whenever I've wholesaled, I've got straight to the end buyer/investor. 

It's much easier to work with someone who has already purchased properties from wholesellers so you don't have to waste time explaining. 

What you wrote about wholeselling on-market listings...wouldn't it make more sense to just work as an agent?

Nick,

I'd keep it for several reasons.  As you said, its impossible to time the market. A 3 percent interest rate is beautiful, too haha.

If you we're to sell, you'd 1: Have to pay for rent while you're waiting for a market correction. 2: pay the newly adjusted interested rates...Who knows how high they will be next year. 

I'm keeping all my properties and saving as much capital as possible, because who know where we're headed.

Hello, Neighbor.

I know you can receive a loan on the land to build a property, but it is much less common, especially if you're going to yurt route, because some banks won't know how to place the loan.

I'd make a presentation and go and speak with your local bank in Hartwell, and present the banker with your plans and see what he thinks. 

Or you can save up and construct one yurt with your own money and see how it fares on the STR market.

Once you have concrete numbers, you can present that to the banker.
