Using equity to finance a deal
I am currently in the talks with a seller that wants 250,000$ for his duplex. After looking at a couple comps, I am confident that this duplex is actually woth more around 310,000$. Is there a way a bank could finance 100% of the deal since we have so much equity in the deal on the buy?
I am currently located in MTL, so this might differ from the US financing rules.

Speak to him about doing lease option purchase on a 12 month note.
Then go refinance with a regular bank and use the equity.
