There are a few ways to generate passive income in real estate investing - 1) Landlording (Buy and Hold) and 2) Note investing (purchasing the mortgage note on a house).

A note is simply a promissory note collateralize by a physical property. These debt instruments can be purchased at a discount than the original loan on the property. When an investors purchase these instruments, they become the bank and now the mortgage payments are sent to that investor.

We can chat more offline about the details, but i have found it to be an excellent vehicle to receive passive income with great returns secured by physical real estate.
