I am seeking advise on a good online tenant rent collection company please.

I currently use Clearnow which charges $14.95 for the first tenant and $2 for every tenant after that.  They also have the option for the tenant to have their payments reported to the credit bureaus which is great for the tenant who wants to build their credit.  I have always used this company because I do not want to chase checks, rent is a priority for the tenant if it is being debited from their account and the tenant can build their credit.

However, the company is sending tenants an email the day before rent is due that they can block a payment.  This is a big problem for me. I have a tenant that seems to always exercise this option.  I need a company that can do the above but not let the tenant opt out last minute. This is starting to cause problems for me. 

Any recommendations out there?

We are about to cancel and go another direction as our experience has been the opposite of what we anticipated.

I signed up for Lead Propeller the other day and the page doesn’t work at all (404 error). I tried multiple browsers and it still doesn’t work. I’ve emailed twice and sent a chat request over last couple of days. I called today during their business hours at 11am and no one answered. I was excited about this service and am not completely disillusioned. Anyone have issues with this company? Maybe the owner will see this post.

I think you have to have two years of tax returns if 1099 but if w2 just a couple months of pay stubs. Sounds like you are in a tight spot at the moment. I would ask a conventional loan officer in your market that specializes with investors. I have one in my market here in TX if you can’t find one that might be helpful bc Fannie Mae and Feddie Mac are fed programs.
