Take Andrew's advice and find some real estate meetings. Listen and get a feel for which people and areas interest you. That would be the place to offer your help.

I usually keep a search set up on Zillow and Trulia for my areas for rentals. I get an email when new listings are put on. It's easy to save those emails and go back to the older addresses and see how long they took to go off. You can also check Craigslist and see if there are a lot of rentals and if so see how long they've been posted. Perhaps not the most efficient way but once I got in the habit it doesn't take much time, just some surfing while I'm watching TV in the evening. This way I also notice if rents are trending up or down in areas I've been in for awhile so I know what to expect on my next turnover. I don't think that's the answer you were looking for but hopefully it's helpful.
I'm on the border of PA and NJ and everyone I know says the taxes are much, much higher in NJ. Taxes will eat into your bottom line very quickly. I haven't personally looked too closely at this though and I'm sure it varies by county. I have several properties in Northampton County in PA. Since you are so close, I would suggest you take a hard look at Philly. I keep seeing that this is a good area right now.

No but as stated above if they are there we will leave them. Just make sure to add in the lease that they are as is and landlord is not responsible to fix/replace.

Welcome David! I'm about an 1-1/2 hr North of you in PA but my sons live in Philly and DE. Lots of RE happening in Philly. Make sure to find some meetings to go to, they're all over down there. I always hear about deals in the Norristown area but I think that area may be a little low end. Anyway, good luck and welcome!

First of all, thank you for your service. Have you considered trying a few turnkey properties until your settled in CO? I was buying in my local area in PA but at some point prices and taxes overtook rents. Although I know there are still some deals at some point, for me, it became too time consuming. I now how have 2 turnkeys out of state and the lack of hassle has been a sanity saver as my day job has kept me busy. I know turnkey is not for everyone, hell not even for every deal for me, but so far I've been very happy with my choice. Just another angle to consider. Good luck!

Closing on a duplex Friday at 4.5% for a 30 year fixed, investment property with excellent credit and 20% down in PA. Exact same rate for a sfh in SC in August with same terms.

All the homes we own in PA are old like that. Main things we look out for are old knob and tube electric wiring, older plumbing, asbestos and in our area old slate roofs.

I did extensive research and phone calls to both Morris Invest and Norada. Morris Invest only has C class properties which I'm not comfortable with for out of state investing.  My call with Norada was much more in depth and informative. As we were getting ready to try our first home with Norada we stumbled across a local duplex that we couldn't pass on so perhaps next house. Please let us know what you end up doing and your experience.
