Hey John,

I don't think I need the scraps but would love to meet up for a chat. I currently have 7 doors, 4 of which are in the Slatebelt. Roseto, Bangor and Pen Argyl. I might be able to get my realtor turned investor to join us as well. She owns 2 SFs and a 5-plex in Bangor.

@Matt M. I had one of my rentals in Bangor, PA (next door to Pen Argyl) listed and within a week had 15 applicants to choose from. We got a deal on a house in a FSBO situation and put our house in Mount Bethel on the market 2 weeks ago. We were stretching the price since the market is insane here and got a full price offer the first day. We showed it for 3 days and got 3 offers. Full price was the LOWEST offer we got. Crazy! As far as tourism, our parks on the Delaware river have been PACKED with NY's and NJ's. Our little towns are struggling to keep up with the garbage that is left behind every weekend.

Hey there! Just my 2 cents but you may want to take a deep breath and not rush to fill the vacancies immediately. I'm in the NE where the virus is rampant and we are all on lockdown at the moment. Since evictions won't be enforced and jobs are a day to day thing it might be wise to let the dust settle a bit first. Worse than an empty unit is a unit filled with someone putting wear and tear on your unit and you still footing the bill anyway. Hopefully in no time your plan will be back on track.

I am closely watch the rules on evictions during this time in all my states. I have a tenant in Myrtle Beach who's lease I do not want to renew as of May 31. Does anyone know if the hold on evictions means you can't get rid of a tenant at the end of a lease? Thanks in advance.

@Rob Drum are you still satisfied with Signal Properties? I am an out of stater and continue to be unhappy with the PM I am currently using. I have a SFH in Center Point and and one in Vance. My PMs in Pennsylvania and South Carolina are great to work with but not the ones I am using down there. Time for a change.

I own four in the Slate Belt as well, 2 sfh & 1 duplex and they do pretty well. There are a ton of duplexes in that area. I want to start looking a little further south closer to Easton (east of Allentown) as they are adding tons of new warehouses in Tatamy which to me reads as good blue collar jobs.

@Matthew M. I have just one in MB as we area thinking we may retire there someday. We have two in Birmingham and 4 in in the Slate Belt area of PA (North of Lehigh Valley). Everyone has their own path but if you are in Pennsylvania, there are lots of areas that you can make cash flow.

@Matthew M. I did the research on short term rentals back in 2015 and just couldn't make the numbers work between low occupancy/prices in winter, hurricane insurance, higher property taxes for out of state investor, pm, cleaning, utilities, furnishing, etc, etc. We ended up buying a sfh in hurricane Zone 2 for a long term rental and so far have had really good results.
