It's only week difference. On month-to-month lease and because they put in their 60 day notice, I would say start advertising vacancy soon and be prepared to get it rent ready before February.

If you have multiple properties you are dealing with another tip when they deposit directly into your account is have an odd amount in change. For example if the address was "1234 Main Street" have them deposit directly in to your account $1200.34. Also address "4321 Smith Avenue" would deposit $1200.21

The Multifamily investor I is more small (single family, duplex, triplex and quadplex) investing like 50 units and less. The Multifamily investor II is everything above that. What are your goals? I've heard both are great. I haven't read them yet, however.

Depends.. what are your goals? Do you have enough cash to make multi make sense? One thing you may want to do is, start gathering 3 or 4 houses. Then you may have enough equity/cash flow after then to tackle a 4+plex.
