HELP!!!

I'm looking to get into buy and hold investing and am looking for suggestions on Deal Analyzer tools. 

So far I've stumbled across 1.) Bigger Pockets Deal Analyzer

2.) Deal Machine online analyzer/ App

3.) Creating my own spreadsheets.

Any input is valuable to me at this time. Thank you!

Let me try to get out ahead of this for you. I am guessing you want to start analyzing deals online in bulk to see how the numbers work. This won't help you until you start seeing a lot of houses. Until you can place those numbers on the screen with real-life images and smells and repairs, it's just playing video games. The BP calculators are good, but they are best used after you see a property, not before. When you are new, you should be seeing everything you can. Too many new investors sit around on the calculators all day and don't even know what those numbers look like in real-life in that market.
