That is pretty common. 

it is hard to say if they did the right thing or not. I do not know the house, the area, the market time, or their financial situation.  This is something that we have to deal with as sellers, but at the same time it saves us a ton of money to use the same strategy when buying!

@Tuval Barnea I do not know your area, but I know that I would not build a 600-900k house in an area that had any questionable negatives. I do like the idea of your addition to make the house more marketable if you are comfortable doing a project like that.

I would begin by separating the list into owner occupied and NON owner occupied. 

The message will be completely different between the two. 

when dealing with the owner occupied, you are gonna get a TON of mad folks.. This is their personal home. Heck their family may not know of the situation at all. 

The non owner occupied houses is more of a business. I would reach out that you buy unwanted investment properties .hit them 5-7 times. 

The owner occupied properties you may try writing a letter telling them that you have methods of catching up taxes without them writing a big check. This is where you would know how to do a payment plan with the county and help them get on it. I know this sounds crazy, but you will become a trusted advisor .Eventually they will fall behind again or not keep up with payments and call you FIRST. 

It is some work, but NOTHING works unless you do!

Do not get discouraged. Sometimes the lack of funding available to you is saving your butt from getting into hot water!

Look at the DEAL first. There is all of the money in the world for a good deal and not a dime for a bad one. 

The problem a lot of new investors have is they have good credit and good income so banks will give them money. 

This seems like a good idea, but they lack the experience. look for a deal that has to support itself on the financing without your credit, income or equity in your personal home. 

This is a little bit more work to find the GREAT deals, but totally worth it!

I can not speak about your state, but in Ohio you need to have the INTENT and the ABILITY to close.

It is ok to assign a contract if you have those two items. 

The State is NOT cool with the folks that have no intention on ever closing or they do not have the funds available to complete the transaction. 

I personally close on 99 percent of my deals. 

I also deal with a TON of wholesalers that bring me in on their deals because I can show proof of funds and close the deal for them so they do not need to do an assignment. 

As far as suing a wholesaler, there is another factor to the suit other than just wholesaling. They probably made false claims or were not transparent in my opinion. 

I would not worry about HOW to get the deal done ,I would worry about finding the deal.

With Covid and the court system, there is not a fast track to anything. 

we are getting ready to stare a quite title act next month and I do not anticipate anything till fall. 

As I RE- Read your question, I realize you are asking abbot something different. However it is darn near the same answer. The courts are moving slow. I would ask the attorney how long he/she anticipates.

That is a great question. Do not ASSUME anything. 

The house could show really poorly. 

the owners may be slow to let people in. 

they may have wanted too much for too long,  but now they are ready to move on a deal!

It may smell like cat urine... which I  think smells just like CASH!!

Good deals are usually MADE, Not found!

Go make an offer on that house!

My point is that if you are looking for a deal, you can find one!

My daughter has a knack for finding 4 leaf clovers. I have never found one. Probably because my entire life I have heard that they are impossible to find. My daughter always says they are everywhere and seems to prove me wrong constantly!

I am still buying deals in this competitive market weekly. Now I will say that it is getting tighter, but on a flip side when I get one it is easy to sell!

Try looking where no one else is looking. Stay off of the MLS and zillow.

Look at public records and analyze situations. 

if you live in an urban area, rent those little scooters and ride around town looking for houses with no lights on at dusk or with tall grass. write down the address and start digging. 

You can do it!!! This takes work, but the deals are there!
