If I read this correctly, you have not closed on the property so the only thing that you were out is the inspection fee.

Quite honestly it’s not worth pursuing them in court to get that, I would just retract my offer and take my earnest money back.

That advice is IF you still don’t want the house. I would personally utilize this information to buy the house at a better price!

I love discovering negative things about a house in escrow! SOMETIMES it is an amazing negotiation tool depending on the circumstances.

I use multiple sources for skip tracing.

My first realeflow. I could give you a free trial, this is absolutely not a pitch, so please do not remove me from this thread.

I also use truth finder, I do not have a free trial do that but it works pretty well.

There are several others out there, but most of the information on the web is cross-referenced.

In short, are nothing more than private detectives searching for our payday.

Indiana is a great market too, of course I like Cleveland because I’m from here and that has been my market for 23 years.

If you were spending 60 to 100,000, you’re probably buying in a pretty decent area of Cleveland. You should be in good shape.

Some of the really cheap stuff looks great on paper but takes a ton of management.

The great thing about Cleveland over a lot of the other hot rental market in America, is absolutely the amount of employment we have.

Hospitals, universities, three major sports teams, tons of restaurants and bars although that is not a big deal right now with Covid.

Low home prices, far below replacement cost and High rents make Cleveland a rockstar choice in my opinion!

I’m actually located in the Cleveland market, I like it better than Akron but that is just my opinion.

As far as using a conventional or FHA loan, you only have so many of those that you can get, so I would save them for the best of the best.

I do a lot of non-recourse financing for my investors because I deal with a lot of overseas clients that cannot get conventional financing.

It is always good to make your money stretch as far as you can, but do not get buried in debt to buy investment property. Do whatever you can to make sure you have equity when you make your purchase.

I have been buying in Northeast Ohio for 23 years.

I thought it was cool while the rest of the country was calling Cleveland the mistake on the lake, LOL

We have a great rental market because you can buy properties inexpensively and there are a ton of great supporting jobs to give tenants an opportunity to pay a fair market rent.

Do not get caught up in the numbers, make sure you know the area.

I am the President of the real estate investors Association in Cleveland. It’s a great organization to be a part of if you’re thinking about buying in the area.

I get nothing out of it, I’m just telling you that there’s a lot of local Investors buying and selling there every day.

Bigger Pockets is absolutely the best thing that has ever hit the Internet for free information and making great connections with other real estate investors!

Let me know if you ever make it to Cleveland, would love to buy you a coffee.

Finding duplexes is good, asking about real estate agents is fine too, but you really need to spell out how much you are paying for the properties and what areas they are in.

It is very easy to get caught up in the hype of Cleveland, but you need to know what you’re buying.

Akron Ohio is great, but Cleveland Ohio has a much better tenant base because it has more employment. There are good deals both places and I live between both of them, but I’m much more of a Cleveland fan.

That’s just my two cents.

I think that’s great you’re looking for boots on the ground, most people deal with me because I am here and have connections.

I am not a property manager fan, I believe with the right system in process you can manage yourself from a distance.

You absolutely need boots on the ground to run task for you.

The better the area that you buy in, the less assistance you need.

Hey Sandy, I am from the Cleveland market and I am not gay, but I’m not racist either. I love everybody that loves me, LOL.

Seriously though there are a couple of areas in Cleveland that really set exactly what you’re looking for.

Check out Lakewood and just east of West 117th and Clifton. It is a great area to invest with a very diverse crowd.
