Depending on  your personal family situation will dictate where ya wanna buy. 

Schools are very different in different areas. 

If ya Have kids, I would do lakewood. Tremont is cool, but still Cleveland schools.

@Kyle Plants Welcome to BP! I am from the cleveland area if you ever want to grab a cup of coffee.

OUCH! I always suggest to have a middle man between the investor and family. The family has no idea that the Investor is family. 

Tough situation. I would be happy to talk to you. I just went through a similar situation with family.  Just PM me.

Does not seem like anyting I would get involved with. WAY too many deals out ther to deal with this unless it is a walgreens of some other Rockstar tenant!

I would simply run a craigslist ad and guage the response at different prices. 

Take a guess at where to start and let the market teach you.

I agree! I do the same thing, I will help a newbie for free, unfortunatly I am only 21 years of experience instead of 40 LOL. 

I do not currently do a donation progam, but that is a GREAT idea! 

I think the big 20k coaching prgrams are terrible! 

Real Estate investing is simple, but not easy. 

Folks just need a little direction.

Cleveland has a ton of good deals for cheap, but ya need boots on the gound to make it work well of ya. 

200k can get ya 10 houses pretty easy in Cleveland, but you will need GREAT management.

Turn key is ALL ABOUT THE MANAGEMENT!  If you have good boots on the ground you can trust, then it is amazing. If you are relying on a third party management company that you have no relationship with to run your assets, you can run into issues. 

There are a TON of "turn key providers" that offer management in house, it is still a nightmare.  YOU need to be in control. Not them.

REALLY? I respectfully disagree. 

There are multiple ways to buy properties without any of YOUR OWN cash. Obviously someone has skin in the game, but to say that those strategies are "junk" to sling books is just not accurate. 

I can tell you first hand that although many of the deals I do I use my own cash for, I am involved in plenty of others that I do not have any of my capital invested. 

I am not saying this to start a battle of words back and forth, I just do not want one of the new guys on the site to believe it is impossible to buy with "No Money Down". It is possible and a part of most real estate investors day to day life.

 lol, Rob don't you sell coaching or mentoring of some sort?

I really do not "coach" any new investors for a fee. I will guide them for free.

My goal is to work with one of three types of people .
1. bring me a deal
2. partner with me
3. be the bank
Everyone has to bring something to the table. There is no "Get rich quick pitch"

Boots on the ground!

 that is all ya need. either market is good, but ya need to find someone that will answer their phone when ya call and have your back when ya need them to.  I can not recomend anyone because it will be promoting me or someone in our area. Just make sure you have someone you can trust.  The right teams make or break a deal.
