Starting off I understand probate to be a great list but a list that might take months to close bc the nature of the probate process.

Here are somethings I'm doing bc I'm on a budget as well (in terms of marketing)

- Connecting with other REI in my local area
purpose: to find out intel info on investors, areas that are doing well for the wholesale approach, best practices on property acquisition approaches (direct mail, lists, digital)

- Taking note on the "ugly" homes in my area
purpose: research the address, current value, building a list to check at the county for absentee owners

- Contacting FSBO homes
purpose: to start the exercise of talking to home owners and gaining the experience of having these types of conversations. looking on craigslist for fsbo and using the fsbo site

Derek, I too wondered about the Sean Terry method...he seems to be extremely experienced in the process and I imagine he would be open to answering any questions if he was accessible to get to. I guess you'll have to join the F2F Academy to get that direct line connection to him.

I don't have MLS access so that is a very interesting approach :)

Now I'm eager to partner with a real estate agent to gain access to the MLS to see what type of info one would be able to gather.

I agree with Karen,

1. find what drives you and moves you to stay up all night to research and work on...then pursue that

2. connect / network with successful people in that industry, learn from what they've ALREADY been teaching/sharing, then expound and creatively carve out your approach from there

I made some calls to local Title companies and when I asked if they did double closings, their tone of voice turned from "happy happy joy joy thanks for calling, how can i help you" to "oh no you didn't just ask if we do THAT!!!"

am I missing something here?

When it comes to bookkeeping I highly recommend either:

Outright.com

or

Indinero.com

I've used both of them at one point (now I'm just using Outright.com) and they do an amazing job keeping track of all your transactions including expenses.

Just make sure to sync up your business accounts (debit cards, credit cards) and it'll do the rest.

Its really easy and super helpful...some people have called it a MUCH COOLER VERSION OF QUICKBOOKS :)
