@Robert Howard I always do, they are not that expensive and not getting one could end up being detrimental. Just good insurance in my opinion.

@Joseph Degnan I would suggest you start listening to the BP pod casts as well as Robert Kiyosaki's podcast The Rich Dad Radio Show. These will be partial to investing in real estate so keep that in mind but these will help you form a strategy.

I do not have experience in student rental but I would have them send one check. All tenants are on the hook for 1300/month how they divide that up is on them. That way if you get roommate drama and one tenant moves out you do not have to tract them down, the remaining 3 are still responsible for the 1300. 

Also not sure how the rooms are but my college house had a huge third floor room and a small first flow room so we did not divide the monthly rent up equally 5 ways.

My biggest one would be to not worry so much. When I was 20 I was too preoccupied about figuring out what I was going to do with my life, I am turning 30 in a couple of weeks, I have had multiple jobs, in multiple industries and I still do not know exactly what I want to do. Pursue the things you enjoy and be open to new opportunities and try new things. 

I also would have liked to worked my summer jobs in construction. Im sure it would have been rough at the time but the more I get into real estate the more I realize how little I know. I would LOVE to have a good base knowledge of how units are put together and how things work.

I agree with @Natalie Kolodij there are so many opportunities for owner occupants as well as first time home buyers (if that applies). Is the seller only selling it if he can carry the note? I would start calling lenders and see what else is out there, you can probably get in the duplex with a much better interest rate and less money upfront.

Sounds like a good plan! I work in education and invest in real estate and it has been great to me so far! I do not flip houses but I have renovated one and rented it out. Best of luck!
