My first potential deal

I recently made a offer on a duplex here in the Indianapolis area and I was looking for anyone that's gone the route of seller financing. Just looking to hear good, bad and any tips anyone has. The offer was $95k sell price with $5k down, 6% interest over 20 years. Any information is highly appreciated

Why wouldn't you just do a normal loan at 3.5% down for owner occupancy and 4% interest for 30 years?
