I was on a similar path, working for a fortune 500 company putting in 70 hours a week making decent money but no life. I started working in education about 3 years ago and saw the same things you did. I read Rich Dad, got my real estate license, and started investing. 

I still work in education, the salary helps me out qualifying for mortgages and I can save all of my cash flow and build up my reserves. I currently have three SFR and an 8 unit apartment building and am looking to transition out of the full time job in education in the next couple of year.

There is always going to be a reason not to get started. Excuses are easy. Reading and podcasts are great resources and I utilizes them all the time, however I do not expect a step by step guide that will get me through everything. You are never going to have all the answer, every deal is different, what works for one investor in one specific deal might not work for you. 

It will be a sacrifice in one way or another, just have to decide if this is really for you and if you are willing to sacrifice time, luxury items, or sleep to be successful.
