My name is Jason Huffman, 32, and I am from the weather capital of the world Punxsutawney, Pa. I'm an electrical engineer by trade but I don't see myself doing it the rest of my life.

I am in the closing process of buying my first duplex in Punxsutawney with my wife and two young kids. We are using traditional financing through a bank for our first rental. We want to continue to acquire multi family properties around our area for the experience and plan to self manage because of my handyness.

For future units I would like to get smarter and more confident regarding seller financing so that we can get away from large down payments and closing costs that banks require.

My goal is to make enough passive income so that it replaces all of our monthly expenses and get out of the rat race!!

I have interests in multi family units for cash flow and also setting up a self directed IRA to boost retirement. I want to learn more about seller/private financing and taxes.
