What CRM are you using??

1. Cold callers. Outsourcing this daily task has allowed me to scale my business tremendously. I currently have 3 full time cold callers and they call about 12-15K leads per month.

2. Acquisitions manager. This is the person who deals directly with the sellers. Schedules appointments, handles preliminary negotiations etc. 

3. Good skiptracing platform

4. Propstream or other large data provider. The ability to pull thousands of leads at once based on specific criteria is essential. I used to get all my leads from driving for dollars and code violation lists. It was impossible to scale with those being my only lead sources. 

5. CRM. Switching from an excel spreadsheet to a CRM changed everything. Being able to organize all my leads and put follow ups on a calendar helped prevent deals from falling through the cracks. It was always so gut wrenching as a newbie to have a seller I had spoke with who wasnt quite ready to sell but then 3 months later see their house being sent out as someone elses wholesale deal. 

These are probably my top 5 items with the best ROI

Post: Ohio require interest on security deposits?

You do not have to pay interest if security deposit is a full months rent or less. You can not deduct for normal wear and tear or normal cleaning. I have deducted for trash left behind, excessive dirty, etc. I take a video on move in so i have proof of what it looks like before they moved in. I try to get them in the video while I am doing it so there is no disputing when and where i did the video.

I agree with the comments already made. Your agent should never sign for you. If you are the seller you should be able to sign everything ahead of time. If you are the buyer and it is a cash sale then you should be able to dotloop or docusign. If financed then the bank may want a wet signature, then you can do a mobile close wherever you are if still inside the US.
