@Grace Donahue The only thing that looks high to me is the trash. Everything else looks about right. If they have updated plumbing, furnace, electrical, then you may be able to drop cap x some. For my own portfolio and for clients I use the 2% rule. So for me this home would have to rent for $1000 per month. 2% is getting harder to do but it can be done. I am not sure on rent because Mansfield is out of my normal area.

@Nathan G. I am a landlord In ohIo and agree with everything you said. I would like to add that I always want the lease signed before I take it off the market.

You may want to consider electric baseboard heating. The electric is already split so that may be the most economically choice for you. You can use the current system to supply one unit and then they can pay the gas bill.  Are the water heaters electric or gas? Is there two or only one? If there is only one or they are gas then I would make the one unit all electric and put the water heater as electric too.
