Hello Everyone,

This meetup will take place @ Tony C's in Somerville. I'm really excited about the two speakers we have coming.

We have Dean Huston, a full-time real estate investor who will share his process of submetering for his properties. He will outline the process and how he has successfully billed out over $150,000.00 in water bills in his career.

Also, we have Manny Matias from Matias Enterprises, who will share one of their most recent projects and how they are finding their deals, running the numbers, and sourcing the right vendors for their contractors.

Please note, in order to reserve a room for the meeting we had to book a private room. It will cost $10.00 per attendee but that includes food and possibly a drink ticket (still working out details)

@Joe Ruggiero If your planning on living on the property I would sub-meter out the water. That will save you thousands. It will be easy for you to read the meters each month since you will be living there. Once you move out you can have a PM do it or continue to do it yourself but either way its worth the savings.

@Seth Williams For water, you need to have everything submetered in order to charge but as far as I can tell from my own research utility billing for gas is prohibited. I think your best bet is to raise rents accordingly based on the fact heat would be included.

According to the Massachusetts General Laws Chapter 186 Section 22, A landlord may cause to be installed by a plumber licensed in the commonwealth, at the expense of such landlord, submetering equipment in the landlord’s building to measure the quantity of water provided for the exclusive use of each dwelling unit, provided that such equipment meets the standards of accuracy and testing of the American Water Works Association or a similar accredited association; and provided further, that a sub-meter is installed for each dwelling unit in the building and for the common areas of the building, so that all water used in a building is measured by both a primary meter and a sub-meter.

The practice of utility billing for natural gas, trash and electricity is prohibited in the state of Massachusetts. The only billing practice that is allowed is billing for water using a submetering system. The property manager is not allowed to charge any fees.
