We have been moving all of our buildings over to sub-metering for water so we can charge the tenants for their usage. Its great in the cost savings but I would keep in mind in your situation you would then have to track usage, bills, payments etc. All adds to overhead. Just a thought.

Like @Kyle J. said the best thing to do is to tell all prospects to apply and then the decision is made based off of your selection criteria. Even better if you keep track and can prove you adhered to your criteria and that it's consistent.

One of the benefits of investing in such a tenant-friendly state (sarcasm)

@Account Closed Welcome to BP. You have certainly come to the right place to learn about RE investing. There are a ton of local investors on here too which is great and local meetups.

Welcome to BP @Patrick Hermans I see your local, it would be good to connect sometime to see how we can help each other. Also, we're looking for an apartment building with 20+ units that needs some love if you come across anything.

Thanks!

@John Gentile I would pass.  Your expenses are too low and same with your cash flow. Yes, you could increase the rents over time but I've seen too many people get burned buying on what cash flow could be and not what it is currently. I'm not sure the age of the property but most 3 families are way are about 100 years old. We put aside 15% for expenses due to the older housing stock.

Thanks, everyone that attended the meetup on Tuesday! We had a great turn out. I think around 30-40 people showed up.

I need help on who we should line up for speakers at future events. Any ideas or requests?

The Haverhill Real estate guild has a monthly meeting on the 4th Tuesday of the month at the Roma Restaurant in Haverhill. There will be open time for Networking with other local investors. Then there will be an update on the local real estate market.

Check back soon on this month's speakers! They will be added shortly. Meeting ending with Open Q&A.

@Reggie White I would recommend Paul Lambert from Lambert law. PM me and I can send you his info. He's been the closing attorney for countless deals of ours.
