Hi Robin, thanks for the tip! We used the lease generator through furnished finder. Since we we rent a room in our home, that let us create a lease specific to our situation and the state we live in. We also had an attorney look it over.

We just talked to their customer service this morning and they are the same company with furnishedfinder.com So if you post on one site, it will show on the other site. They do charge $ 99 for one property for one year. Good luck! We are currently looking into this niche too. A question: is the lease agreement any different from regular lease? Does anybody have a sample lease just for renting to travel nurses? Thanks for any input!

I wouldn't put a lot of stock in what the property is assessed for. How have you been communicating with the seller? Personally, I think a written offer sent over to the seller while you talk through it with them is best. Ideally, you present it in person. You learn a lot from their body language and people much more easily hang up the phone on you than throw you out of their house. 

Thank you for the reply. As to your question I have yet to make any contact, it was a driveby and I like the historical essence of the property, my realtor pointed it out to me so I thought I would make contact with the owner but not sure how to approach the situation. just got his name from the county website, this would be a cold introduction to say hey do you want to sell this particular property to me. I want it as a buy and hold.

Hello, My Name is Rob, and I am new to the forum and Pro. I have a question about presenting. I am looking at a property and I am ready to send an offer to the OFF Market owner. not sure how to present the offer. The Market Valuation is around 76000 per the auditor's website I can offer $100.000 which allows room for negotiation. Any suggestion on how to go about sending the offer ( hard copy / Phone conversation) and how to express my interest in the property to the current owner?

We are just starting out and very excited to be new BP members! We have purchased a similar duplex recently that is the same purchase price and the rent income that property brings in is the same as this potential one in the report. (still thinking the one we have is too pricy for a duplex). We would like to try a 5% down for own residence loan. Is this property a good investment property? Thanks for any input!

@Michael Noto Great advice! My husband and I  are new to the rental business and ready to show our duplex in a few days. We have received some applications on Zillow. For one of the applicants, we called the previous property manager and he doesn't have favorable comments for her. We sent her a message about it and said we can't move forward. She asked what the manager said about her. We said we are not at liberty to say bc it would be considered hearsay so it would have to come directly from the manager to her. She didn't ask any further after that. Is what we said considered appropriate? Overall, after the short and sweet emails are sent out to non-selected applicants, how do you respond if they ask why there were not chosen? Appreciate any of your input! Thank you!
