You are absolutely correct. I've found that a lot of info that's shared on here is biased. Most turnkey information that's givin either comes from turnkey providers or someone trying to collect on a referral. I don't mind someone getting paid for a referral but then you just can't trust the source.

Turnkey companies buy properties, rehab the property, lease to a tenant, and sell to a buyer with property management in place.

I am a first time investor from california. I've done a bunch of reading, listening to podcasts, and talking to some very informative BP'ers including @Haim Mamane Palman.  It seems that what I'm hearing repeatedly is that whatever market you choose, what's really a important is having an excellent PM/Turnkey company.

I belive the one I just recently used is called careerwebschool.com. I'm not sure what you are looking for but I didn't have any issues

Hi Stephanie, 

Before getting turned on to out of state investing. I checked out Fresno because of a friend/ investor and realized that fresno is maybe one area in California that you can get a good return on investment on buy and hold properties. But I never pulled the trigger on a deal. I myself am close to takng my RE sales exam. Good luck!
