Hi @Shannon Allaire,

I was in a situation kinda similar to yours. I bought a sfh primary residence in East Oakland. I was looking into investing out of state and took a trip to a couple cities in the midwest. Ended up recently purchasing another primary residence here in Oakland. Would love to here what you end up deciding!

@Robin J. I bought a primary residence off 98th about 2 1/2 years ago. It has since appreciated $160k. Just purchased a new primary residence above Highland hospital. Original property will cashflow about $600 a month. And thats after pulling out 30k. 

If you have the opportunity to turn a short term primary residence into a rental property not too far down the line there are definitely opportunities out there.

@Nick JamesI am interested to hear what ended up happening in this situation. I am in the process of finding a tenant for my rental property here in Oakland. My broker and fellow agents tell me that section 8 is the way to go but situations like this are a part of what makes me want to avoid section 8.

@Brian Garlington How are your Section 8 properties here in Oakland performing?

@Taye N. I am a HERS Rater here in California. You wouldn't believe the calls i get from homeowners after a remodel or addition that need to get verifications for insulation after cover up. There is not enough information given to howmeowners  or even contractors for that matter.
