Thanks everyone for the feedback and opinions.  It is the felt paper that you see in the photo, and I would have to agree that it's not installed correctly.  The contractor went over and repaired it last night in the dark, after 3 days of constant calling and texting, finally his wife made him go, probably because she was sick of hearing from me. Obviously I was panicked given that they called for, and we got at least an inch of rain today.  Water would have gone right into the attic for sure.  My tenant mentioned to me that he overheard them talking about the 2 inch overhang off the edge, which sounds excessive to me.  I'm thinking that could be a major contributor, especially with wind hitting the roof next door to my house, which sits a few inches lower than mine.

The roof was put on in July, in Baltimore, so adhesive should have had plenty of time to adhere.

It was at the edge of the roof where they blew off.  Does anyone know how to insert a picture?

@Art Allen  I've asked my tenant to save the shingles that blew off, and I'll be able to see how many nails they used.  They were 3-tab shingles.  Thanks for the info, i'll see if I can get the shingles, and see how many nail holes there are.

I have a two year old shingled roof on a rental house in Dundalk, MD (Rowhome).  This past Saturday a section of the shingles blew off. We had winds in the 30-40 mph range (gusts).  The roofing company does not want to honor the repair under warranty.  I didn't see any other homes on the block with missing shingles.  I could understand if we had near hurricane level winds, but gusts 30-40, I think the shingles should stay in place.  I have a pic, can't figure out how to post it though.  Would you push them to cover the repair as part of the warranty?  I do have a 10 year warranty, but they say it's for leaks, not shingles being blown off due to wind.

I avoid condos, HOAs and special assessments typically kill cash flow, and they also don't typically appreciate as well as SFHs.  Not to mention the fact that much of the maintenance is out of your control.

Good luck, let me know if you have any other questions.  What I liked about Allure is, it just floats on the existing floor, and the edges just stick together.  Literally all you need is a tape measure and utility knife, and time.  You can find installation videos on youtube, which is where I started.  You do have to make sure to leave some room for thermal expansion.  Let the product sit in the basement for a few days prior, and then leave about 1/4" gap between floor edge and wall edge to allow for the expansion, otherwise floors can buckle......

I had a similar choice to make last year.  We have asbestos tiles in our basement.  Most were in good condition.  I did remove them from the bathroom and put in a simple vinyl floor.  The rest of the basement, I left the asbestos tiles in place and put in Allure flooring (Home Depot) over top.  It's super easy to install (can easily do it yourself), water resistant (We didn't want carpet), and looks really good.  I probably would have done Allure in the bathroom as well, but did that first prior to knowing about the Allure product line.  The tiles are pretty easy to remove, if doing yourself.  I sprayed them down with some water and gently lifted them up, trying not to break them apart, and sealed them up in plastic bags.  If yours are in decent shape, I would leave them in place.  Pull out the ones that you have to, and fill in the gaps with a small section of vinyl stick on floor (squares), and then put Allure on top of that....   

I give my tenants a choice, mail the check to the bank, wire/direct deposit it into my account, or physically take the check to the bank location and deposit it into my account.  I give tenants my account number and routing number, and I have not had any problems.  I got tired of scanning and/or taking checks to the bank.  I only have 3 rentals, but still takes significant time handling and scanning checks.  This is a much simpler method.  As soon as the funds hit my account I transfer it over to another account, so never too much sitting in the account that I have them deposit to.

That's a good question.  I put in Allure (Home Depot) flooring in my basement, and think it looks really nice.  Looks better than most laminates IMO and seems to be fairing well to the wear and tear from kids.  I'm curious if anyone's had experience with Allure in rentals.
