 Hi Pedro, with that much liquidity, I would look at buying a short term rental or rent out your current house and buy another. I would stick to SoCal for those crazy appreciation numbers I am sure you've already seen with your current house where you pulled out your heloc from. I also bought one in LA about 8 years ago and the appreciation in price has been crazy, but also the rent prices in the neighborhood. Building wealth through real estate is not a get rich quick scheme, and you should look to project 3-5 years out to really see some great gains.

Just attended my first BP Con and it was so much fun. The relationships built are  my biggest take aways. Also househacking as the most stable foundation for investing was another. Please let me know what yours was!

Talk with a tax professional, but there's a way to count STR as active income to help offset your W-2 (active income) where as with Long Term Rentals is passive. You have to rent for 7 days or less and be the main person managing though.

I would look into buying a condo and renting out the rooms to midterm renter like traveling nurses. That’s been a successful strategy for several of our clients.  You could do it in either Venice or the Valley. You will obvious find better value in the valley right now.
