Hi, I would house hack a second house or use some of the equity from a heloc and use a 10% second home loan and get a short term rental close by. Maybe Joshua Tree, Big Bear or Palm Springs.

I use it through my team. It's awesome being connected with other investors. You sometimes do get the occasional lead that wants to wholesale, but in general I've loved connecting with all the BP Members that reach out.

Yes there's lending on Duplex's with an FHA at 3.5% for Duplex and Single Family Homes. If you want to go conventional financing you need to do 20% financing.

 Hi Jenaro, 

Yes houshacking is the best way to build a strong foundation to build upon. I bought my first house as a house hack, and also house hacked my current house when I first bought it. It made my payments a lot more affordable and allowed me to save money. I am now building an ADU at my house to house hack it. The adu will pay my mortgage for me. Stuff like that won't happen right away, but with time, rents will go up and your payments will feel easier.

Hi @Taylor Jordan

The restrictions in CA really vary from county to county and often city to city. STR's are great for investors right now because even with the higher rates, they can still cash flow. Can't really say the same for LTRs.

Yes, HousHack! It's the best way to start out. Building an ADU may also be a great option to help offset the costs but that's just more money out of pocket. Maybe buy at $800k with 10%-20% and then use the extra cash for the build on the adu. Let's connect!
