can I get loan with down payment of 5% when downgrading

I live in a 4 bedrooms single family and looking to house hacking, most of duplex or 4 plex are with 3 bedrooms or less. Is there any lending entity lending me money with 5% down payment? Thanks.

@Jeffrey Zhang It is doable but not that easy...You will need a good reason to go from a 4 bedroom house to to a multifamily especially if the unit in the multifamily you are moving into is smaller than your current home.  

I did a house hack in 2019 in San Diego going from a 4 bedroom house to duplex (2bed/1bath units) with 3.5% down payment and I got a lot of push back from the lender and ended up having to go conventional with 15% down.
