Why not have price control on college tuition, food, interest rates, new vehicle prices and energy ?

The seller presented me a signed counter offer and my professional JOB is to submit over any documents to my clients as soon as possible.

My clients have been under a legal binding  contract for several weeks and were expected to close yesterday!  All the contracts, terms and conditions were signed by both parties and the title company even validated the purchase price weeks before closing on the title commitment.  The off-the-market owner & his project manager realized a price discrepancy 1 day prior to closing and they informed the title company to not to complete the Master SS.


How long can sueing a seller under specific performance take and what are some options ?

Predictive analytics are best used as guides to the work. You sound (I could be wrong, but probably not) like you want to use your background to eliminate some of the guesswork, but real estate investing is learned by being at properties, talking with other investors, going to meetups, etc.

Predictive data for investors is wholly flawed because it can't see inside of the houses.


 I agree and visiting the properties and talking with real life investors/owners.

As a property invester?

Hypothetical: I can walk up to somebody and say I want to buy your car. I also am married and have a daughter she's 4......

OK here is what the state of Oregon is protecting the public from..  out our way these letters are usually far more than letters they can be a bound booklet.. with pictures of the family  the family dog  the family parrott  pics of their kids at the beach etc etc.. long flowing letters. 

What this state determined and others have as well is you have a situation ripe for discrimination.

you have 10 offers..  you have 10 letters with accompanying picture booklet..  you have one Asian family  one pacific islander family one black family one indigenous people family one Hispanic family and one white family.  the state is worried that the seller will have a bias against one of those and pick another simply based on race..  You know the poor Asians in big cities getting attacked in the middle of the day right on the street so someone may have a bias there and wont sell to them.  This is why they are now forbidden to be used by REAL ESTATE AGENTS  I suspect private party no licensed agents involved can do what ever they please in this regard.

Also you probably heard that the Master bedroom now for agents must be referred to as the primary..  Although in Canada it was/is the Ensuite room. 

and even here on Biggerpockets one lady got on about how she is lobbying in the state of Indiana to have the term Landlord removed from the vernacular and replace with  ( Housing Provider)  the thought being Landlord denotes Lord of the land and superiority over the tenant I guess is the point.  On that thread most Landlords ( Housing providers) disagreed with her thought process and though to spend money lobbying this was not warranted. Real Estate has officially entered uber PC and woke issues. :)


 Quite amazing.

1) Consult with a professional tax accountant 


2) Primary residency: Single person pays no cap gains up to $250k, whereas it is up to $500k for a married couple . Live at the property for 2 years .
