It really depends on your investment objective and risk tolerance.   The small towns may not have any property management companies and may have to manage the property yourself!
You can get guaranteed income from section 8 tenants.

What is the fastest way to scale up as a real estate investor and create life changing passive/active income?

1) Was it investing into several single family homes, building up a successful track record and presenting similar opportunities to other seasonal and new 1st time investors?

2) Was it investing into 2-4 unit multi-family properties, while residing in one unit and financing with a FHA loan? Did that house hacking method allow you to build skills in property management/property maintenance and set you up for bigger multi-family investments down the road?

3) Did you start out with investing into a $1m to $10 m self-storage facility or 50+ unit multi-family with other  entrepreneurs/business owners? Did you have wealthy people believe in you before or after college and finance your business like billionaire Ken Griffin?

Quote from @Matt Roberts:
I am finishing up rehabbing my second house using the brrrr strategy. Does it make much of a difference which bank I go to for the mortgage? What are the pros and cons of big banks, small banks, credit unions or should I use a mortgage broker?

Go with a local bank or credit union!
Build a relationship with bankers.

Quote from @Anthony Dooley:

If you go to the three day workshop for $500, they will try to sell you a more expensive seminar at the end. All of the "secrets" will be yours for $1500-3000. You will learn more by doing a deal and pay less for the knowledge.

😅😅😅😅😅

The real secret is you can read a book for $20 bucks and get more value!

Are you telling me I shouldn't have considered that primary home an asset or an investment?  Because we now have the equity working for us, on our way to purchase 6 more units.

That is incredible equity appreciation✅
