This is my recommendation! Invest into a 2-4 unit and you will be able to finance it under a FHA loan and the minimum down payment of 3.5%. You will have to live in one unit at minimum one year!

Once you go beyond 4 units, then the financing terms are different and will deal with a commercial lender ….  I am a realtor/investor and work with several investors!

Northwest, Indiana is a great area to acquire investment property. I am a realtor that closed on several investment properties for my great clients!


Finding tenants is very easy if you have the right variables working for you and to produce solid cash on cash returns!

You really do not know a real estate lawyer to acquire multi-family over 4 units. My investor client did not have to use a lawyer, whereas the seller is a lawyer!!!  I can recommend a solid Real Estate Indiana lawyer in Indiana! Illnois has more red tape vs Indiana in my opinion!!
