Great Education! I lived in TN for several years (Hickman County) and am considering retirement there...especially since there is no state income tax. I will be investigating Tax Liens soon!

Tax liens are state specific. If you choose to invest in Tax Liens or Tax Deeds you should research individual states for the pros and cons in that state.  Then find someone who makes that type of investment in that state.

@Tiarai Fields  I'm sorry it has taken so long to respond...I work in Education and we are busy with Testing Season right now...amongst the Holidays, etc...

My journey has taught me that Tax Lien investing is kind of long and drawn out...

Here is my process:

Download the PDF for the County you want to invest in.  You can find the list for all Alabama Counties here.

When I see a property on the list I am interested in, I then open the window for the County Tax Assessor Parcel Search and search for more information...such as property address, etc.  The Tax Assessor Parcel Search for Jefferson County can be found here.

When I find something I am interested in bidding on, I submit my bid at the ADOR Bid site.  It can be found here.

Don't expect a reply soon.  Some replies will be sent within a week, and some I am still waiting on after 6 months.  It is just something that takes patience.

I recommend reading as much information as you can on BP...there are many excellent, top notch investors on here who offer great advice on here...much better than I.  I especially recommend following @Denise Evans.  She is a TREMENDOUS resource!  One of her writings I have learned from is from this post.  I have learned much from this source alone.

@Denise Evans Monte Sano is the name of a neighborhood in Jefferson County. It is around Vinesville Road and Court I. My Mother was raised in that neighborhood and I still have family there.

This adventure has been another valuable lesson! The tough lessons last longer!

Update:  I just got an email from a State Tax Redemption Office Official stating that the sale was invalid as it was redeemed before the State sold it to me.  I sent money in on August 15 and it was redeemed on September 4....hmmm

This official has requested that I send in my copy of the Tax Certificate Sale and they will refund my money...no interest.

Is there something I could have done to prevent this?

Is this a regular occurrence?

@Ebony King - No one has sent me anything.  I just bought the Tax Certificate in August and the people in the Tax Office told me it got redeemed in early September. (I wonder how they found out the TC got purchased?)  The owners are deceased and the daughter is the representative of the heirs and she is the one who redeemed it.  It was on the state site for over a year and no one else bought it.

I'm waiting from a phone call from the lady I spoke to earlier this morning from the Jeff Co. Redemption Office.  I'm a patient person, to a point....I just don't care for the "run around."  I prefer a straight answer...which is not always easy to come by!

Getting a little frustrated with not being able to get a straight answer on this.  I purchased the Tax Certificate on a property in the Monte Sano area of Birmingham in August.  Property was sold to State in May 2017.  I heard from the Bessemer Cut Off Tax Office in early October that the property had been redeemed on September 6 by the owner.  I was told to contact the Tax Redemption Office in Jefferson County to find out how to get the money back.  The lady I spoke to was totally clueless.

I've been waiting and hoping to receive a check, but have not heard anything at all.  So I just called the State Redemption Office who told me that the responsibility was that of the Jefferson County Tax Office.  So, I called again and spoke to a nice lady who had no clue.

Is there something more I need to do to get my money (+ Interest) back?

If they had not told me in October, I would never have known that it was redeemed.
