I would contact an HVAC installer in your area and have them give you a rough idea as to the coverage area. 1000ft.² you should be able to get two wall-mounted units that would work off one exterior compressor. I like the system so much I put them in my personal home. The thought was to run the system in tandem with my oil heat, I found that I was using the split system almost 100% in a difficult Boston winter. I saved myself approximately $300 per month in utility costs

I would strongly urge you to consider a split system. If the house is under 1000 ft.² he could probably spend less than $2500 for a complete system that would provide heat as well as cooling. Virtually maintenance-free and very energy-efficient. Mitsubishi is certainly a big player in that market but LG products are also very good.

At the end of the day we all have to get paid. We may not like paying brokerage fees but the facts remain is a reality. I try to structure deals outside the conventional broker/brokerage agreements. If you network with people you can find other people in the business looking to buy or sell, that way avoiding brokerage fees altogether.

I would unequivocally tell her she was not renting a brand-new apartment and is in as is condition. Any painting must be proved by you prior to the projects beginning. if she wants to install locks for her own security that's fine providing she gives you with a key for access in the event of an emergency. I had tenets like this in the past and they typically are much more of a pain than they're worth. Best to set the tone early
Important to educate your tenants that the rent is due on or before the first day of every month. If I do not receive the rent on the first I immediately send a 14 day notice to quit eviction notice. Some long-term tenant i know the check will be there by the second or third I don't worry about it, but new tenants you have to set the tone that its unacceptable. The more time you give a debtor the less return of your cash you will get! remember that it's very important to be proactively collecting rents.
My thought on mobile homes is why buy a property that typically depreciates instead of appreciates.

I drive a 2009 Audi A6 for casual driving and a Ford F-350 for the heavy duty work landlord related tasks. Bought both used cash, no payments....i'm seeing a landlord theme here! Smart purchase is buying used instead of buying new

I have an opportunity to purchase a very large and vacant historic property in a city north of Boston. At the same time of purchase I have an opportunity to sell the first floor retail space as a condo to a restaurant group. I am buying the building for around $800,000 it's four stories and Approximately 16,000 ft.². The purchase price for the first floor condo would be $350,000 as is. The bank would require approximately $200,000 leaving me with $100,000 leaving $50k in unknown costs. I plan on investing an addition $100k to rehab the upper 3 floors into 12 office rentals. I would be forfeiting high rents $5K NNN per month for the retail space forever, but basically getting controlling interest of the building for little to no money down. Time is limited, any suggestion s? Iapproximately 16,000 ft.²

Get your own attorney, without proper representation a lot can go wrong. This is one arena where you should always have legal representation.
