Time is a debtors greatest refuge...the more you give the more they take. It's important to send an early message that rent is due on the predetermined date. Anything less is unacceptable.

my advice is to stay away. Why start your real estate investing career with a risky deal. My two cents is real estate investing is all about minimizing risk and maximizing opportunity. Nothing worse than having to chase your money with the low-end tenants, you will never ever get paid. There are a lot of good deals that are performing out there, find one of those and go after it aggressively.

questions I would ask issue much are taxes land utility bills. what are other rental comps in the area getting. Is it close to local public transportation. Why have they only rented out only 2 units out of 12? I would look very closely at ceilings as well as floors for any warping. Check out the roof, windows and foundation. Examine the systems ask when they were installed look the maintenance of the building.

I face the same problem! I own an urban area historic loft building which is beautifully maintained close to the local arts district and a thriving university commanding rents of $2000.00 per unit. I have a few friends who use that term even when introducing me to others. I've summed it up to simply jealousy. I know what my assets and income is and I'll line it up against theirs any day. Btw its 11am here in the Boston area and I'm sitting on my deck enjoying my coffee while they practice law, or deal with the corporate rat race 9-5 life.
My properties are in a desirable rental market and I never have problems finding tenants. I currently use a real estate broker who runs the ads, does the credit bureau check and criminal checks and all the usual tasks. The cost is equal to one months rent which is usually anywhere from $1400-$2300. This year cost the was close to 20K. I have time, so I would like to do the screening myself, does anyone have any recommendations on companies who provide these services?
He could end up being the world's worst tenants and you're stuck with him for two years. That's the big downside. I will make sure to run a credit check on him as well. He may give you a check in full for two years and that check may bounce and he's instantly a problem.

I would have a quick word with him and let him know exactly what your expectations are. Let him know because you work together doesn't give him any special privileges and it's a business and the rent is due on the first. Never give anyone extra time ever to pay the rent.
This one's on you my friend, the new tenant was doing you a favor by letting you know about this crack and perhaps saving you much more in future damages.
Best investment I've ever made on any property was a French drain. Very simple yet very effective means of redirecting the water out of the basement. You'll never regret the money invested. It's also great selling feature.
