I've had both positive and very negative experiences. It truly is a business and it should be separated as such, but sometimes the convenience of a good handyman is hard to ignore. I would start out small by giving him routine odd jobs and do as you say, pay them on a per item basis right there on the spot. Absolutely never include reduction in rent in exchange for services.

I have two friends that are real estate agents, one on the commercial side and the other more in residential and multi families. They're both always scouting the ground for me and when one finds a property that I end up buying I always get something for the other. I want to keep them both motivated to keeping me in mind when good deals come around. I can typically get something that I know they enjoy a new golf bag, or a gift certificate to a nice restaurant etc. etc.

No, don't let them dictate terms to you. Stick by your guns he trent is their responsibility to get it to you in a timely fashion. It's better to lose a couple months rent to get rid of the slugs.

I agree, it all seems relatively easy and I feel like I got punched in the gut every time I pay someone to $250 to reconnect the sink or install a dishwasher. I am 24 units so it happens a lot. Thank you you've given me confidence to try it.

I'm going to agree with the common thought that everyone has their own strategy. I require any property I buy to have an 8+ cap rate potential. I tend to reinvest a lot of the income back into building improvements and updating the units make them desirable to the general public and to maximize the rental potential.

I would stick with the vinyl and do it yourself. It's incredibly easy and you can get very respectable vinyl for around $2.20 a foot at Home Depot. It looks great and it's very durable. You can turn that $5000 job into $1500-$2000 if you shop correctly.

I'm constantly having to hire plumbers to make minor plumbing repairs. Installing garbage disposal, installing dishwashers. Typically from clogs or having to change out a sink when installing new granite etc. etc. Are things and I should attempt to do on my own? It's all PVC.
