Closing cost for commercial 9 unit

So, here I am a few days away from closing and my attorney tells me he just got the water bill which is 13000$.  Due to my eagerness and stupidity at the time I signed the contract assuming all closing cost and all taxes, and dropped 40k in earnest money. I'm about 50k in with all the fees and what not. What do I do back out and try to go to court for some of my money back, suffer the loss, or go through with it and consider it a lesson learned. Feeling really tooken  advantage of right now. And oh yeah can't forget closing cost which are 25k that include taxes from 2007. What do I do? What can I do?
