Hey @David Affonso It certainly depends on when you leave. I used to work in SF and lived in Downtown and would regularly get to work in 45 minutes at 7 in the morning via 280. May be different now 2 years later. But that was my experience.

Mountain View multifamily properties will probably be out of your reach, at the moment, I'm aware of some duplexes going for $1.5M. But obviously, that's way too much for someone just starting out and I can't imagine a scenario where you'd be cash flowing on those any time soon.

What you could be looking for is a single family home that also has the ability to convert to a 2 unit housing situation. Many properties in Downtown are set up like this and are still priced appropriately for the first time home buyer in this area.

Hey @David Kyo Welcome to BP!

You're definitely in the right place to learn and hone your skills, so good on you for taking the plunge and introducing yourself!

Cash flow is hard to find in the Bay Area but it is out there. Pick a niche you're comfortable with--such as investing in Duplexes while personally living in one side and renting out the other--and get really good at identifying properties that fit your criteria. Expand your local area knowledge by attending @Johnson H. meet up and start rubbing elbows with those doing what you want to do in the areas you want to do it. It's always great to hear from those doing the on the ground, hard work.

Feel free to reach out if you have any questions. And best of luck to you!

@Danielle Price Welcome to BP. Lot's of good people and good info here to help you get started.

I agree with @James Wise advice. I'd find out what level of investor/investment you're comfortable with. If you're comfortable being an onsite landlord right away, maybe a duplex is something you should consider. If you're not, then perhaps an out of town investment that's managed professionally is for you.

There is no secret formula, it boils down to you, your diligence and your comfort level. Best of luck and feel free to reach out if you have any questions.

@Devin Mann @William Brown

Lot's of really good advice here. I'm going to attack this from a different angle. I'd suggest is getting your digital marketing set up. If you're doing any Zillow/Trulia/Realtor dot com, you can maximize those emails and phone numbers by re-doing all your follow up.

With those email addresses (or your current email database), you can create audiences in Facebook to more highly target an audience you want to work with.

You could do virtual open home tours. So when people are stuck inside cause of the Vermont winter (not so much in Vegas) you can virtually show people property.

You can sign up for Periscope (via Twitter) and broadcast yourself live to an audience or just take your phone and record yourself going through a house and show it and sell it! Post the video on your Facebook business page.

Take people on tour! Let them know that you're out there working by constantly showing value or something cool you found in a house on your social media channels.

Also, always say a call to action! If you like what you see and want more info, feel free to connect with me via x, y, z or call me at ____.

Feel free to reach out if you have any questions!

Hey @Mike R. I'd echo what @William Stokes said and also supplement your landing page with some social media advertising. I believe you can buy a single template from Lead Pages' marketplace. Otherwise, there are plenty of one off landing page templates you can buy to make your VR landing page look really professional.

Best of luck!
