Hey @Bryan C. Welcome to BP! 

This may be really out there but one strategy you and someone in a similar situation to you could consider is buying a fourplex jointly as Tenants in Common. It would be dual house hacking, while you rent out the other two units. 

Just trying to suggest an out of the box strategy for someone in your position. As @Arlen Chou said, big money can be made here and if you have the ability to play here, you should exhaust every option available to you to try and make it work.

Welcome to BP! Sounds like you have a lot of experience you could add to the forum!  What type of units do you currently own in the area? Are they all single family or do you have multi units as well?

Even given our hot market, I still believe there are deals to be found in the Fourplex/5+ multi family space.

Hi @Kiran R. 

Nice job on the market timing! The conversations I'm having right now with sellers in your situation is to consider taking advantage of the tax exclusion (as @Dave Foster astutely described) and funneling the money into a true investment property, such as a 2-4 unit. I think using your capital gains to expand your real estate portfolio would be the best use of your gains. 

What you'll have to decide is whether or not you're looking to expand into that 2-4 unit realm or if you'd prefer to keep the easier to manage, single family unit.
