Rei/kit is a sponsored BP product so I am asking BP people how there using it. I haven't had luck. The software doesn't work as it should. It's cumbersome to operate, but it my be me. Please tell me how your experience is better.

Thanks for the advice. I was thinking about doubleing down on list development and running that through the REI kit software.

I haven't found a foreclosure that the bank hasn't purchased and then listed on MLS, and we all know how that goes. I found commercial property interesting, but who will rent the space? I have been making offers, but the properties I have made offers on are very high, thus making risk very high. I started using REI/kit, but that has been a hole that takes my money without a return. Keep grinding, change how you are grinding, and keep positive has been the goal. Developing a funnel has been the most challenging part of this game in good times and hard times. I am looking for advice on effective list sourcing and marketing. I am looking in the southeastern corning of CT.

Hello,

I would also add that Norwich has the highest tax rate in the county and some of the oldest stock.

When it comes to real estate I love to talk and will for hours. I have to stop myself remember "two eyes one mouth rob" or i notice i am out of breath because I have stopped talking. I am still working on it but try to be in the conversation. I have started using silence as a tool to get people to say more after a question. It forces me to stop talking and listen to the customer's "WHY." Many people feel like they have to talk through the silence. This can get more information to answer their WHY.  good luck

A eqrp is 100% self managed, you are the trustee. The checkbook holder. Many, most I looked into, solo 401k restricted investment options to a list of funds and many only think reits are authorized real estate options.  You still have the same rules from the IRS, but the yearly fee to a pro can keep you in the lines. Eqrp was the only 401k option that provided100% control.

@James Somers I understand you struggle with this. I too have the the same questions. Let me tell you what I am doing.

I have a 401 k from a w2 JOB that I have maxed for years. My bussiness allows me to open a eQRP, it is different but like a solo k. I am asking to have my JOB terminate me to transfer the 401k to the eqrp. The eqrp can invest I REI, with restrictions. I will take 19500 a year and roll that into forwarding my REI goals.

The future is very bright for investing in real estate. Is the juice worth the squeeze. Only you know. Do your own DD.

I would agree with no but would ask you if find the information valuable, what would pay for it. You can get a lot for free and that's the point of BP.

I am trying to connect to investors that are finding short sale opportunities in the southeastern corner of CT. If anyone is finding any opportunities like this and is willing to share with me how I am sure we could help each other. I do have a rental and I am in the construction business. Thanks for your time. I am not looking for sales or services!
