Wow, sub talk on BP, COOL! I have lived in Groton for 21 years now. After 20 years in the submarine service I have retired her and started investing in real estate. I only own three four doors but always looking. Never thought I would find the submarine capital of the world on BP.

Can you do a 1031 exchange from a primary resident to a primary resident?

@Benjamin Storrs an LLC may be important but it depends on your risk profile. If you own three properties with very little equity then your risk profile would be rather low. If you're going to finance the property do you need protection as an entity from your other assets an LLC is it good idea. If you're going to be in a partnership vice a sole proprietorship then the property being owned as an LLC is easier. Connecticut llc's I think are $300 a year.

In my duplex in Groton I found d that the tenant was washing his car everyday because of pollen. This doubled the water bill but submetering would be out of the norm. Even if it out of the norm I don't think anybody would care about 20 to $30 water bill. It's worth a try after you figure out where your water usage is. I am in the are if you need help with the plumping.
